EICR Testing

Electrical Installation Condition Report — a full safety inspection of the property's wiring, sockets, and consumer unit. Legally required every 5 years for rented properties in England, recommended every 10 years (or pre-sale) for owner-occupied homes. We issue certificates on the day, flag faults with clear explanations under C1/C2/C3/FI codes, and can carry out remedial work immediately if needed. Mortgage lenders and conveyancers increasingly request EICRs as part of property transactions.

Consumer Unit Upgrade

Replacement of the fuse box (consumer unit) to current 18th Edition standards with RCD protection on every circuit. Typical job: 4–6 hours, a bespoke price–a bespoke price depending on circuit count. Notifiable work; we issue the Part P certificate on completion.

Full and Partial Rewires

Whole-property rewires for older buildings (typically 1970s and earlier with rubber-insulated cabling) and partial rewires for kitchen and bathroom refurbishment work. Most full rewires take 5–10 working days depending on property size and access.

Sockets, Lighting, and Fault Finding

Adding new sockets, replacing damaged sockets, fitting new light fixtures, switch replacements, and diagnostic visits for circuits that keep tripping or appliances that lose power intermittently.

Smart Home and EV Charger Installation

Smart thermostats (Hive, Nest, Tado), smart lighting (Lutron, Hue), video doorbells, automated blinds, and home-charging EV chargers for domestic plug-in vehicles. We handle the wiring run, supply protection, and any consumer-unit work needed.

Emergency Electrician

24-hour rapid response for tripped circuits, exposed wiring, power outages, sparking sockets, and burning smells. 1–2 hour response across London and the M25.

For unclear faults, the electrician runs a full diagnostic visit — circuit tests, insulation tests, RCD trip tests. Free for paid repair work.

Carry out the work

Most domestic electrical jobs complete in a single visit. Larger jobs (rewires, consumer-unit upgrades) get a confirmed schedule before we arrive.

About the Electrical Team

ARI Maintenance is led by Arianne ‘Ari’ Raofi, founder, who built the company in March 2025 to give London property owners one accountable team for every trade. Ari signs off on all major electrical work (full rewires, commercial installs, multi-property landlord contracts). Day-to-day electrical work is carried out by named, qualified Part P-registered electricians.
