Emergency Plumber London — 24hr Call-Out, 1–2 Hour Response
Burst pipe at midnight? Water through the ceiling? Boiler dead in January? ARI Maintenance is the one call that ends the panic. 24-hour emergency plumbing across London and the M25 with typical response times of 1–2 hours, parts on the van, fully qualified plumbers, written guarantee on every fix.

Emergency Plumbing — What It Is and When to Call
Emergency plumbing is the rapid-response branch of plumbing for water-related faults that cause active damage or loss of essential services — burst pipes, major leaks, sewage backup, no-heat or no-hot-water in cold weather, and overflowing toilets that cannot be stopped at the cistern. The defining feature is time pressure: every hour an emergency goes unfixed compounds the property damage and, in winter or with vulnerable occupants, the safety risk.
If water is going somewhere it should not, or you have lost an essential service in a way that cannot wait until morning, that is an emergency. If you are unsure, call us anyway — we will tell you straight whether you need an immediate visit or whether a scheduled appointment will do.

What Counts as a Plumbing Emergency
Six categories cover almost every emergency call-out we attend.
Burst Pipes
Cracked or split pipes flooding the property. A burst pipe can dump 600 litres of water into a building in an hour. Copper, plastic, push-fit, and lead pipes all fail differently. We carry the fittings to repair or replace in one visit.
Major Leaks
Water coming through walls, ceilings, or floors. Causes range from radiator valves to dishwasher hoses to soil-pipe joints. Step one is always isolating the supply, then locating and fixing the source.
No Hot Water or Heating
Boiler failures in cold weather are a same-day emergency, especially with elderly occupants or young children. We diagnose and repair most combi, system, and conventional boilers, with parts in the van for common faults.
Sewage Backup
Drains overflowing inside the property is a health hazard, not just a plumbing problem. We clear, diagnose the cause (root ingress, scale, collapsed pipe, fat blockage), and report back. More on blocked drains →
Toilet Overflow
A toilet that will not stop running or that has overflowed past the cistern. We isolate, clear, and reset the float or replace the cistern internals on the spot. More on blocked toilets →
Frozen and Cracked Pipes
Winter pipe failures, before or after a freeze. We thaw, locate the crack, and repair before it bursts. Loft pipes and external supply runs are the most common locations in London buildings.
What You Actually Get When You Call ARI
Four outcomes that separate us from the average emergency-plumber search result.
Stop the Damage Tonight
1–2 hour response across London and the M25. We isolate, contain, and stabilise on the first visit even if the full fix lands the next day. The leak stops, the bucket gets emptied, the property dries.
Know the Price Before the Toolbox Opens
We confirm the cost on arrival, before any work starts. No "we will see when we get there" surprises. Out-of-hours premiums are stated up-front and capped to a clear hourly rate.
Multi-Trade in One Visit
If your emergency involves electrics as well as plumbing — a boiler fault tripping the consumer unit, a washing-machine leak shorting the kitchen ring main — we handle both trades in one visit. No calling a second company at 11pm.
Written Guarantee on Every Fix
12-month workmanship guarantee on every emergency repair. Public liability insured. If the same fault returns inside the warranty window we come back at our cost.
How an ARI Emergency Call-Out Works — Five Steps
The same five-step process every emergency follows, from a stuck stopcock at 8pm to a burst main at 3am.
Call 07796 382957
Tell us what is happening, where, and how bad. We will give you immediate advice to limit damage while we are on our way (turn off the stopcock, isolate the boiler, contain the water).
Confirm & Dispatch
You get a target arrival window. Most emergencies are reached within 1–2 hours during working hours; out-of-hours calls within 2 hours where roads are clear.
Arrive & Diagnose
The plumber assesses the situation, identifies the cause, and gives you a clear price before starting any work. We isolate and stabilise first, fix second.
Stabilise & Fix
Most emergencies are resolved on the first visit. If parts need ordering, we make the area safe, book the follow-up, and charge no second call-out fee.
Sign-off & Guarantee
We test, walk you through the work, and clean up. Written guarantee in writing on every emergency repair.

Why London Property Owners Use ARI for Emergencies
According to the Association of British Insurers, escape-of-water claims are the single most common cause of household insurance loss in the UK, costing the industry billions every year — with most damage occurring in the first hours after the leak begins. The right emergency plumber, reaching the property fast and isolating the supply correctly, is the single biggest determinant of the final repair bill.
Every plumber on our team is fully qualified, fully insured, and rated 5.0 stars across 27 Google reviews and 9.94/10 across 32 Checkatrade reviews. We carry the most common fittings and parts in every van so emergency repairs are completed in a single visit, and our multi-trade team handles plumbing-electrical crossover faults without calling a second company.

About the Emergency Team
ARI Maintenance is led by Arianne ‘Ari’ Raofi, founder, who built the company in March 2025 to give London property owners one accountable team for every trade — including the 3am call-outs. Ari personally signs off all major emergency work and is on call for the largest jobs (full re-plumbs after burst-pipe damage, commercial water emergencies). Day-to-day emergency response is handled by named, qualified members of the team backed by Ari and Ray’s diagnostics.

What to Do While You Wait for an Emergency Plumber
Four steps that limit the damage between calling us and our arrival.
Turn off the stopcock
Usually under the kitchen sink, in a downstairs cupboard, or where the mains enters the property. Turn clockwise to shut off. If you cannot find it, the external water meter outside has a shut-off valve.
Switch off the boiler
If the leak involves your heating system, turn the boiler off at the programmer or the fused isolation switch nearby. This stops the heating system pumping more water into the leak.
Contain the water
Towels, buckets, bowls. If water is bulging through a ceiling, poke a small hole in the bulge with a screwdriver to drain it into a container — otherwise the plaster collapses and you lose the ceiling and the water both.
Move valuables
Get electronics, documents, and anything irreplaceable clear of the water. Anything plugged in below the leak needs unplugging at the wall, not the appliance.
