Damp patch on the ceiling, a meter that never stops or a boiler losing pressure? We test first to pinpoint the leak, open up only where it is, and repair it on the same visit in most cases.

Leak Detection in London: What It Is and When to Call
Leak detection is the plumbing work of finding where water is escaping when you cannot see the source: a damp patch on a ceiling, a water meter that keeps turning with every tap off, a boiler pressure gauge that keeps dropping, or a bill that has jumped for no reason. In London the source is often a long way from the stain. Water runs along joists, down shared stacks and through party walls before it shows, so the leak in a converted house can be one floor up or one flat across.
Call when: a stain or bubble is spreading on a ceiling or wall; you can hear water running with everything switched off; the floor feels damp or a skirting is swelling; or your heating keeps losing pressure. The sooner the source is found, the less ceiling, floor and plaster has to be opened up.
How We Find Hidden Leaks
We work from the least invasive test to the most, and only open up once we know where to look.
Isolation Testing
We isolate the supply, heating and waste circuits one at a time. If the meter stops or the pressure holds, we know which system is leaking before anything is lifted.
Pressure Testing
Supply and heating pipework is pressure tested to confirm a leak and how fast it is losing water. It also proves the repair afterwards.
Moisture Mapping
Moisture readings across walls, floors and ceilings show where water is spreading from, so we can trace it back towards the source.
Waste and Stack Checks
Not every leak is on a pressurised pipe. Shower trays, bath seals, waste joints and shared soil stacks leak only when they are used, so we test them under use.
Targeted Opening Up
Once the source is pinned down we open the smallest area we can: one floorboard or one panel, not a whole ceiling.
Repair on the Same Visit
Most leaks are repaired on the visit they are found, with copper, plastic and push-fit fittings carried on the van.
What You Get When ARI Finds Your Leak
The Source, Not the Symptom
We fix where the water is coming from, not just the stain it left, so the problem does not come back after the ceiling is repainted.
Less Damage to Your Home
Testing first means we open up only where the leak is, which keeps the making-good small.
Help Between Flats
In converted houses we can liaise with the neighbouring flat or freeholder when the leak starts on their side.
Written Price First
You get a written price before any repair work starts, and a 12-month workmanship guarantee on the repair.

Common Causes of Hidden Leaks in London Homes
If the leak turns out to be an emergency, see our emergency plumber page. For heating pressure loss, see central heating and power flushing.
- Old lead and iron pipework: in Victorian and Edwardian terraces, failing at joints and bends.
- Push-fit and compression joints: in newer flats that weep slowly inside walls and floors.
- Shower trays and bath seals: that only leak when the shower is running.
- Radiator valves and heating pipework: under floorboards, which show up as a boiler losing pressure.
- Shared soil stacks: in converted houses, where a leak travels between flats.
