Bathroom Refurbishment London — Complete Renovations & Upgrades
One named installer leading the project, every trade under one roof, and a fixed price agreed before strip-out begins. ARI Maintenance refurbishes bathrooms across London and the M25 — full renovations, bath-to-shower conversions, wet rooms, accessibility upgrades, and single-fixture replacements — with Kris on the bathroom team and the rest of our trades (plumbing, electrics, tiling, finishing) all in-house.

Bathroom Refurbishment — What It Is and Why the Single-Team Model Matters
Bathroom refurbishment is the multi-trade project of stripping out an existing bathroom and rebuilding it — involving plumbing first-fix and second-fix, electrical Part P-compliant work, waterproofing and tanking, wall and floor tiling, fixture installation, and finishing trades like painting and snagging. The complexity is not the work itself; it is the sequencing — the tiler cannot start until the waterproofing has cured, the second-fix plumbing waits on the tiling, the electrician needs the walls open before they close. When five different contractors are running their own diaries, the schedule slips.
The ARI model puts every trade on one team led by Kris, our lead bathroom installer. One day-by-day schedule, one named contact, one fixed price. London homeowners use this model because it is the only way to keep a 2–3 week refurb running on time.

Bathroom Services We Cover
Six categories cover almost every bathroom call we attend.

Full Bathroom Renovation
Complete strip-out and rebuild. Plumbing, electrics, waterproofing, tiling, fixture fitting, and finishing all included. Most domestic bathrooms complete in 2–3 weeks with a day-by-day schedule given before work starts.

Bath-to-Shower Conversion
One of our most-requested London projects. We remove the bath, re-route the plumbing, waterproof the area, and install a walk-in shower with low-profile tray or fully tiled wet room. Same footprint, modern, accessible. Quotes are confirmed after the job details are understood.

Wet Room Installation
Fully tanked, level-access wet rooms with linear drains and tiled floor-to-ceiling. The most demanding bathroom format on waterproofing — we use BS 8000-aligned tanking systems with manufacturer-backed warranties on the membrane.

Accessibility & Mobility Bathrooms
Walk-in showers, grab rails, level-access trays, low-rise toilets, and wider door layouts for ageing-in-place or mobility-impaired clients. We work with occupational therapist specifications where applicable.

Single Fixture Replacement
New toilet, replacement shower, basin and vanity, taps, or heated towel rail without touching the rest of the room. Most fixture swaps complete inside a day. Often the right call when the bathroom layout is fine but a single component has failed.

En-Suite & Cloakroom Installation
New en-suite or downstairs cloakroom installations including soil-stack tie-ins, supply runs, and full first-fix-to-finish. Common as part of loft conversions and ground-floor reconfigurations.
What You Actually Get With an ARI Bathroom Refurb
Four outcomes that separate us from the average bathroom-fitter search result.
Single Team, Every Trade
Plumber, electrician, tiler, fitter, decorator — all on our team. Kris coordinates the sequence so the waterproofing has cured by the time the tiler arrives, the electrician has the walls open before the plasterer closes them, and the second-fix lands on the day the tiling completes. No "the other contractor has not finished" delays.
Day-by-Day Schedule You Can Plan Around
Before strip-out begins you get a written, day-by-day schedule covering every trade and milestone. So you know exactly which days you are without a working bathroom, when to book the alternative, and when the new fixtures will be useable.
Fixed Price Before Strip-Out
Free site visit, then a fixed-price written quote covering labour, materials, disposal, and VAT. The number you accept is the number you pay. No "we found another problem" mid-project surprises — if something genuinely unexpected appears, we tell you, quote it, and let you decide before proceeding.
12-Month Guarantee + Manufacturer Warranties Registered
Our 12-month workmanship guarantee in writing covers the full installation. We register the manufacturer warranties on every fitted product (taps, mixer valves, fixtures, shower units) so the cover starts the day we sign off.
How an ARI Bathroom Refurb Works — Five Steps
The same five-step process every bathroom project follows, from a single fixture swap to a full strip-out renovation.
Free site visit.
Kris (or another senior member of the team) visits, takes measurements, looks at access, plumbing routes, and electrical capacity. We discuss what you want and what is feasible. No charge, no obligation.
Fixed-price quote with spec choices.
Within 48 hours of the visit you get an itemised written quote covering labour, materials, disposal, and VAT. We can quote the same scope at three price points (budget / mid-range / high-end fixtures) so you can see the trade-offs.
Day-by-day schedule confirmed.
Once you accept the quote, we set a start date and write you a day-by-day schedule covering every trade. You know exactly when strip-out happens, when the bathroom is unusable, and when each fixture is fitted.
Strip-out and first fix.
Days 1–5 typically: strip-out, plumbing first-fix, electrical first-fix, waterproofing and tanking. Daily clean-down so the rest of the property stays liveable.
Tile, finish, sign-off.
Days 6–15 typically: wall and floor tiling, second-fix plumbing, fixture installation, final electrics, accessories, painting, and snagging. We walk you through the finished bathroom, register manufacturer warranties, and issue the 12-month workmanship guarantee in writing.

Why London Homeowners Use ARI for Bathroom Refurbishment
According to the Federation of Master Builders Home Owners Survey, the most common complaints about home-improvement projects are not about quality of work — they are about projects running over time, over budget, and the homeowner having to manage trades who do not communicate with each other. The single-team model directly addresses each of those failure modes: one schedule, one quote, one accountable point of contact.
Our bathroom fitters, plumbers, electricians, and tilers all work as one in-house team. Rated 5.0 stars across 27 Google reviews and 9.94/10 across 32 Checkatrade reviews, with 12-month workmanship guarantees in writing on every project and full Part P-compliant electrical work where applicable.

Frequently Asked Questions
How much does a bathroom refurbishment cost in London?
Quotes are confirmed after the job details are understood. We provide itemised quotes so you can see exactly where the money goes — and we can quote the same scope at different price points so you can see the trade-offs between different fixture qualities and finishes.
How long does a bathroom renovation take?
A standard bathroom renovation takes 2 to 3 weeks. Simpler refreshes like replacing fixtures and re-tiling can be done in 7 to 10 days. High-end refurbs with structural changes can run to 4 weeks. We give you a day-by-day schedule before work starts so you know what to expect.
How disruptive is a bathroom refurb? Can we still use the bathroom?
The bathroom is unusable from the first day of strip-out until second-fix plumbing completes — typically 7 to 14 working days depending on the project. We give you a day-by-day schedule before strip-out so you know exactly which days you need an alternative arrangement (most clients use a downstairs cloakroom or a temporary arrangement at a neighbour or family member). The rest of the property stays liveable; we clean down daily and contain dust to the bathroom area.
Do you handle the rubbish and old fixture removal?
Yes. Skip hire and waste removal are included in every refurb quote — we handle the strip-out and disposal of the old fixtures, tiles, and materials. You do not need to arrange anything separately.
Can you just replace the toilet without doing the whole bathroom?
Absolutely. We handle individual fixture replacements — toilets, basins, taps, showers — without needing to refurbish the entire room. A straightforward toilet replacement typically takes 2-3 hours.
Do I need building regulations approval for a bathroom refurbishment?
Standard bathroom refurbishments usually do not require building regulations approval. However, any electrical work in a bathroom must comply with Part P regulations and should be carried out by a qualified electrician registered with a competent person scheme. Major changes (moving soil-stack location, structural alterations, new water-supply runs in a multi-occupancy building) may require notifying building control. Our team handles all compliance and notification where applicable.
Can you install a shower where there is currently only a bath?
Yes. Bath-to-shower conversions are one of our most popular services. We remove the bath, re-route the plumbing, waterproof the area, and install a walk-in shower with low-profile tray or fully tiled wet room. Quotes are confirmed after the job details are understood and a site survey is completed.
What is the difference between a wet room and a walk-in shower?
A walk-in shower has a defined enclosure and a slightly raised tray with a step or threshold. A wet room is fully tanked floor-to-ceiling with a level-access tiled floor and linear drain — no enclosure beyond an optional glass screen. Wet rooms feel more open and are more accessible (no step), but they require more demanding waterproofing and typically cost more than an equivalent walk-in shower install.
